Start with Scope, Then Compare the Fee
A management percentage is meaningful only when the included responsibilities and calculation base are clear. Compare routine work, local delivery, monthly minimums, supplier costs and exceptional work before choosing a model.

Quick answer
Bliss Spaces services currently start from 6% for Revenue Management, 12% for Co-Hosting and 20% for Entire Airbnb Property Management in Victoria. Fixed and minimum monthly fees apply, and GST and property operating costs are separate.
Airbnb property management fees in Australia vary because “management” can describe very different work. One provider may change prices and answer messages. Another may coordinate housekeeping, inspect the property, manage maintenance, protect the calendar and provide owner reporting. Comparing the percentages without comparing responsibility can be misleading.
Bliss Spaces uses defined starting fees and minimums. The property-specific proposal confirms the exact scope, revenue definition, owner responsibilities, third-party costs and any exceptional work before an agreement begins.
Bliss Spaces Starting Fees at a Glance
These are starting fees for suitable properties and a defined standard scope. The commercial costs page and written proposal should always be treated as the current authority if fees are revised.
Why Fee Percentages Vary So Widely
Responsibility
Pricing advice, guest messages and complete property accountability are not equivalent scopes.
Physical delivery
Housekeeping coordination, inspections, maintenance access and emergency response require a viable local structure.
Property complexity
Bedrooms, outdoor areas, pools, gardens, multiple listings, room types and unusual systems create more work.
Booking pattern
Many short stays may require more coordination than fewer longer stays producing similar revenue.
Location
Travel, supplier availability, after-hours access and regional logistics affect delivery.
Owner involvement
A highly involved owner and a passive owner require different authority and communication structures.
Systems and channels
Multiple OTAs, direct bookings, an online booking system, channel manager or PMS can add value and complexity.
Performance responsibility
Ongoing pricing, listing, reservations and reporting involve recurring specialist attention even in quieter months.
What Is the Percentage Calculated On?
A percentage is not transparent unless its revenue base is defined. Bliss Spaces recommends calculating percentage management fees on gross accommodation revenue generated through managed booking channels for completed stays.
The final agreement, not an example in an article, must define gross accommodation revenue, deductions, refunds, owner use, GST, levies and booking-channel treatment.
Why Is There a Minimum Monthly Fee?
A percentage aligns part of the management fee with accommodation revenue. However, the work does not disappear in a quiet month. Listings remain live, prices and availability require review, guest enquiries continue, calendars need control and owner reporting still needs to be produced.
The monthly minimum establishes the lowest sustainable fee for the responsibility accepted. Under the Bliss Spaces model, the fee charged is the greater of the percentage calculation or the applicable minimum, not the two amounts added together.
What Does Entire Property Management Include?
Entire Airbnb Property Management in Victoria begins from 20% of gross accommodation revenue, subject to the monthly minimum and GST. The fee reflects integration of central commercial work with agreed local property operations.
Commercial management
Pricing, availability, channel decisions, listing performance and booking controls.
Reservations and guests
Enquiries, booking administration, pre-arrival information, in-stay communication and review workflows.
Property readiness
Housekeeping coordination, linen and supplies, readiness checks and recurring standards.
Maintenance coordination
Issue logging, approved suppliers, access, follow-up and owner escalation.
Local oversight
Inspections, property access and agreed on-the-ground response within the service model.
Owner reporting
Commercial, guest, operating and property information presented through an agreed reporting rhythm.
The underlying cleaner, laundry, linen, maintenance, consumables, repairs and exceptional attendance costs remain property expenses unless the proposal expressly states otherwise. Management coordination and supplier cost are not the same thing.
What Does Co-Hosting Cost?
Bliss Spaces Airbnb Co-Hosting is available Australia-wide from 12% of gross accommodation revenue + GST, subject to a $1,250 + GST monthly minimum per property.
Co-hosting is designed for owners who retain reliable local operations but want support with the central booking and guest-management workload. The standard scope may cover reservations, calendars, guest communication, arrival information, reviews and reputation workflows.
What Do Listing and Revenue Services Cost?
A significant listing rewrite, image resequencing, new room-type setup or relaunch may require an initial project fee before ongoing management begins. The existing condition of the listing and systems should be reviewed before the monthly scope is confirmed.
What Does Airbnb Setup and Launch Cost?
Setup, online booking system and Launch support for a standard five-bedroom property currently starts from $6,500 + GST as a once-off project. The final fee depends on the number of spaces, room types, listings, channels, systems, existing content and operating complexity.
Property and guest proposition
Assessment, target guest, offer structure and setup priorities.
Listing architecture
Listings, room types, sleeping arrangements, content fields and channel logic.
Pricing and availability
Opening rate structure, minimum stays, booking window, rules and launch controls.
Systems
Booking engine, PMS, channel manager, communications or other agreed setup.
Content direction
Photography brief, image requirements, listing copy and accuracy checks.
Operating readiness
Guest information, access, housekeeping interfaces, maintenance escalation and launch checklist.
Photography, video, drone work, styling, floor plans, travel, furniture, repairs, purchases and specialist professional services are separately quoted unless expressly included.
What Costs Are Usually Separate?
In Victoria, the 7.5% short-stay levy applies to the total booking fee for relevant stays of less than 28 consecutive days. The platform generally handles platform bookings, while direct bookings may create owner or tenant obligations. This levy is not a Bliss Spaces management fee.
Travel, Site Visits and Exceptional Work
Work outside the routine agreed scope should be visible rather than absorbed into an unclear percentage. The current starting schedule is:

When Is Professional Management Worth the Cost?
Professional management is not automatically the best choice for every property. Its value depends on what the owner would otherwise need to do, employ, coordinate or leave undone.
A management fee cannot be justified by promises of guaranteed bookings or profit. It should be assessed against the defined work, operating improvement, commercial discipline, reduced owner burden and quality of oversight.
